Private Care Home on Greenfield Site
Care homes typically generate significantly higher land values than residential development. Sites are usually between one, and one and a half acres, and need to be well located. A construction company specialising in delivering private care facilities asked Arcadian Estates to identify suitable sites. Arcadian Estates was aware of an undeveloped site on the outskirts of a market town, that had good main road frontage. Arcadian Estates approached the landowner and negotiated a conditional sale to the construction company, subject to gaining the required planning consent.
Planning was not straightforward, and we needed to negotiate extra land-take to set the large building further back from the road. The planning consultants and architects performed well, delivering a consent, and a land sale to the care operator in 2008. We estimate in this case, the land value that was achieved was three times greater than what residential housing could yield.
